Work / Case Study
A real-estate co-investment platform for Egypt that sells stakes in property instead of whole units.

Overview
nessba lets people buy a percentage of a property, from 10% to 99%, held through a dedicated company (SPV) per property that nessba co-owns. Investors earn rental income from long-term leases and can sell their share later. nessba handles curation, legal work, management and resale through its web app.
The Challenge
01
The legal structure (SPV, quotas, General Assembly votes) needs explaining before anyone commits money.
02
Payments go into each property's SPV bank account, not to nessba, and that has to be clear to build trust.
03
Investors need to track stakes, rental income and annual valuations after they buy.
Our Approach
01
The site breaks investing into Explore, Share ownership, Earn and sell. A new financial product gets one sentence per step.
02
The app opens on a Properties view, so investors start from a real asset and not from abstract fund terms.
03
SPVs, minimum stakes, valuations and exit rules live in the FAQ, so the main flow stays short and the detail is still there for anyone who wants it.
The Work

How it works
Three steps from browsing to rental income.
Outcome
From 10%
Minimum stake an investor can own in a property.
1 SPV
Each property sits in its own legal company.
3 steps
Explore, share ownership, earn and sell.
“The hardest part was explaining an SPV in one sentence. If people can't follow the structure, they won't invest in it.”
